The average for a terraced property was just £76,524 at the end of 2007. This was up a remarkable 14.5% in just 12 months! Incidentally, the lowest was Blenau Gwent in Wales!  That trend continues greatly into 2008 for North West and North England Investment Property.

Let me run through that last one, because it is quite poignant, and it will allow me to elaborate further, on what Twenty Four Investments can do for you.

Firstly, we would like to think that as a company we are very approachable. There are companies out there that are offering 25% gifted deposits for Buy to Let Property which at first glance may seem a staggering deal. “Invest now without Investing Anything”.  Obviously this is an empty offer often, as the financing for these deals generally comes from the excessive early valuations!

We personally feel that in order to get your head around the investment, you need to make a considerable Investment physically, and financially so that you are clear what you are doing. Over inflated prices on new-builds allow the developer to seemingly offer thousands of pounds to you – but this leads to slower appreciation, and often a mortgage to rent deficit – which you won’t be told about in the flashy brochures!  We are very clear with our Buy to Let financing options:

So it is to that end, that we recommend a 15% deposit down on your Investment Property, of which, we are happy to contribute the realistic figure of 5%, you chip in with 10% and the mortgage takes care of the rest of the financing. Now, that means that you immediately have the 15% equity in a property that is rising in value quicker than ANYWHERE in the UK (Referring to The North West and North England). So that is a unique benefit, when compared to a new-build urban block Buy to Let Investment Property with 300 residences all identical scrapping for the same buyers.

So What Do I Do Next??

We charted this sale start to finish, and as you can see we have documentation examples, as well as a few words from the buyer in support of what we are doing.

The House in that Example is £80,000, and at the current rate of house prices growth in Colne (North West England Where the property sits) in 5 Years this property could be worth £140,000. That is a growth of a full £60,000, and as you made the investment from the outset with the deposit, you will have equity in the property to the tune of £75,000 if you decided to sell. Almost 1000% return on investment in 5 Years. And that is a typical example.
